Jaclyn represented us with the sale of our condo in Manhattan.  It was a combination unit and the certificate of completion from the Department of Buildings did not identify our specific unit. Jaclyn was able to foresee this was going to be an issue for a purchaser’s attorney during the due diligence process so before we even had an offer, Jaclyn had our file pulled from the Department of Buildings and obtained the underlying documentation which expedited the contract signing period by weeks once we did have an offer.  This was especially important because we moved out-of-state and we needed to close quickly.

We purchased a co-op from an estate represented by a large firm.  The Estate’s attorney tried to force us into a “time is of the essence” closing date.   Jaclyn educated us on the risks of this language and conveyed to the the Estate’s attorneys that we are going to close on our timeframe.

Jaclyn represent us in the sale of our NYC coop.    During the commitment period,  our Purchaser initially failed to obtain financing.  However, Jaclyn draft a provision in our contract which allowed us to direct the Purchaser to a Lender of our choice.  This provision saved the deal for us and allowed us to close rather than us having to return the deposit and put our apartment back on the market in the middle of the winter.

During the recent purchase of our condo in Brooklyn, we had difficulty obtaining bank clearance due to a flood insurance issue with condo.  Through out the process, Jaclyn stayed on top of our lender constantly following up and complying with their multiple and at times what seemed like unreasonable requests.  She was also able to keep the very emotional Seller at bay.
